Description

The construction year is around 1900. In the years 2000/2001, an extensive renovation/modernization was carried out taking into account the existing monument protection. The heating is provided by gas central heating with central hot water supply. On the ground floor of the front building, there are two rented commercial units.

In the front building, there are also 4 apartments. In the side wings (remise buildings), also 4 apartments. All apartments have tiled bathtub bathrooms that were renewed during the renovation. The kitchens were partially equipped with fitted kitchens. The floors in the kitchen and bathroom are tiled; in the living rooms as well as in the hallway, parquet flooring was laid. The units partially have balconies.

The front building and the side wings enclose a beautiful, well-maintained inner courtyard with an adjacent garden that is used by the tenants.

Location

The 3-story residential and commercial building is located in the center of the Friedrichshagen district at Bölschestraße 133/134. Bölschestraße itself is known for its shopping opportunities and many gastronomic establishments. Friedrichshagen belongs to the Treptow-Köpenick district.

The property is located in a very popular residential area, not far from Müggelspree. The Große Müggelsee with the Friedrichshagen beach is only approximately 400 m away.

Via the Spreetunnel, you can pass under the Spree to Köpenick. In the immediate vicinity, there are daycare centers and schools as well as services for daily needs. On Müggelseedamm, tram and bus line 60 run, among others, towards S-Bahn station Friedrichshagen or S-Bahn station Schöneweide. With the S-Bahn (S 3), Berlin City East and West can be reached in a few minutes.

The Friedrichshagen district is located on the northern shore of Müggelsee and represents one of the most attractive residential areas of Köpenick. In the former villa colony, many artists live in stylish period buildings and villas. Every summer, visual artists open their studios and provide insights into their work.

The center of the district is formed by Bölschestraße, which represents two centuries of building history. The street, known for its shopping opportunities and diverse gastronomy, was able to preserve its character – on the one hand a lifeline and on the other hand a promenade – through renovation measures.
